1. Job Overview:
The leasing administrator for a mall is responsible for managing and coordinating the leasing activities within the mall. This includes attracting and securing tenants, negotiating lease agreements, and maintaining positive relationships with existing tenants. The scope of work for a leasing administrator typically includes the following tasks and responsibilities:
2. Tenant Acquisition:
– Identify potential tenants and target markets based on the mall’s leasing strategy and target audience.
– Conduct market research to understand the demand and competition in the area.
– Develop marketing strategies to attract new tenants, including advertising, networking, and attending industry events.
– Respond to inquiries from potential tenants and provide information about available spaces, lease terms, and mall amenities.
– Conduct property tours and showcase available spaces to prospective tenants.
– Evaluate tenant applications and conduct due diligence, including credit checks and reference verification.
– Negotiate lease terms, including rent, lease duration, and tenant improvements, in accordance with the mall’s leasing policies and market conditions.
– Prepare and execute lease agreements and other necessary documents.
3. Tenant Relationship Management:
– Serve as the main point of contact for existing tenants and address their questions, concerns, and requests.
– Conduct regular tenant meetings to foster positive relationships and address any operational or leasing issues.
– Coordinate with other departments within the mall, such as maintenance, security, and marketing, to ensure a smooth tenant experience.
– Monitor tenant compliance with lease terms, including rental payments, maintenance obligations, and adherence to mall rules and regulations.
– Facilitate lease renewals and negotiate lease modifications, if required.
– Proactively identify and resolve any tenant disputes or conflicts in a timely manner.
4. Market Analysis and Reporting:
– Stay up to date with market trends, industry changes, and competitor activities.
– Analyze leasing data, occupancy rates, and rental trends to identify opportunities for improvement and maximize revenue.
– Prepare regular reports on leasing activities, such as vacancy rates, tenant turnover, and leasing pipeline, for management review.
– Provide recommendations for rental rate adjustments, lease incentives, and marketing strategies based on market conditions and tenant demand.
5. Administrative Tasks:
– Maintain accurate and up-to-date leasing records, tenant files, and lease documentation.
– Coordinate with the legal team to ensure compliance with applicable laws, regulations, and leasing standards.
– Collaborate with the marketing team to develop and implement promotional campaigns to attract tenants and increase foot traffic.
